Module Home Building Process
The modular home building process is a streamlined and efficient approach to constructing new homes. Here is an overview of the end-to-end operational process from initial order to delivery and installation:
Step 1
Initial Consultation and Design
The process begins with a consultation between the client and us. During this phase, the client’s needs, preferences, and budget are discussed. We present various floor plans and design options, allowing the client to choose a base model or create a custom design. Once a design is selected, we collaborate with the client to finalise details such as finishes, fixtures, and any customisations.
Step 2
Planning and Approvals
After the design is finalised, we prepare detailed plans and submits them for necessary approvals. This includes obtaining building permits and ensuring compliance with local laws and building codes. The approval process typically takes 4-12 weeks, though it can vary depending on the location and complexity of the project
Step 3
Site Preparation
While the modules are being constructed off-site, we begin preparing the construction site. This involves clearing the land, laying the foundation, and ensuring utility connections are in place. Site preparation is crucial for a smooth installation process later.
Step 4
Factory Construction
The majority of the construction takes place in our factory. This phase typically lasts 2-4 weeks. During this time, individual modules are built to exact specifications, including electrical wiring, plumbing, and interior finishes. The controlled environment allows for precise construction and quality control, minimising delays due to weather or other external factors.
Step 5
Quality Control and Inspections
Throughout the factory construction phase, rigorous quality control measures are implemented. Each module undergoes multiple inspections to ensure it meets all relevant building codes and standards. These inspections cover structural integrity, electrical systems, plumbing, and overall craftsmanship.
Step 6
Transportation
Once the modules are complete and have passed all inspections, they are prepared for transportation to the construction site. This involves carefully packaging and securing each module to prevent damage during transit. The modules are then loaded onto specialised trucks for delivery.
Step 7
On-Site Assembly
Upon arrival at the construction site, a crane is used to carefully lift and place each module onto the prepared foundation. This process requires precision and expertise to ensure proper alignment. The on-site assembly phase typically takes 2-5 days.
Step 8
Final Connections and Finishing
After the modules are set in place, we connect all systems between the modules, including electrical, plumbing, and HVAC. We also complete any necessary exterior work, such as roofing and decking. Interior finishing touches are added, including painting, flooring installation, and fixture placement.
Step 9
Final Inspections and Handover
Once all work is completed, the home undergoes final inspections to ensure everything meets the required standards and specifications. Any necessary adjustments are made at this stage. Upon passing all inspections, we conduct a final walkthrough with the client, explaining various features and systems of the new home.
Step 10
Move-In
With all inspections passed and the certificate of occupancy obtained, the home is ready for the client to move in. The entire process, from initial order to move-in, typically takes about 2-4 months, though this can vary depending on the complexity of the project and local regulations.
This efficient, streamlined process allows for faster construction times compared to traditional on-site building methods, while maintaining high quality standards and offering clients a customisable, modern home building experience.
